Approximately 50% of the first phase is speculative development whilst the remainder is a 250,000 sq ft office pre-let to J Sainsbury plc and the arrival of University of the Arts London to the Granary Complex of buildings.

Speculative buildings in the first phase offer floorplates ranging from 9,000 to 23,000 sq ft; all fully flexible and sub-divisible.

A list of award winning architects are involved in the design of buildings; and the spaces they create. They include Allies and Morrison, Bennetts Associates, David Chipperfield, Maccreanor Lavington Architects, David Morley Architects, Niall McLaughlin Architects, Porphyrios Associates, PRP Architects, de Rijke Marsh Morgan, Stanton Williams, Studio Downie Architects, Townshend Landscape Architects and Wilkinson Eyre.

  A Registered Social Landlord has been appointed. Once constructed, a phased transfer of the affordable housing element will pass to ONE Housing Group who will take a long-term management and maintenance contract.

We have put in place a unique open collaboration between four main contractors to deliver the project. They include Carillion, Kier Group, HBG and Nuttall.

Their involvement at such an early stage is the best strategy to deliver such a large scheme. Teams can move from project to project seamlessly, in-turn creating ownership, and a sense of trust between all parties. This approach of collaboration and negotiated procurement extends down the supply chain – delivering very real benefits, including shared on-site facilities.
